Legacy West Partners is a vertically integrated commercial real estate firm specializing in industrial properties, self-managing our assets throughout the country. Our focus continues to be in the Midwest to Southeast markets, close to distribution hubs.
LWP primarily targets industrial properties of 50,000 square feet or larger. We look for properties located near major distribution centers such as ports, airports, and other logistical hubs, where we can optimize operations and realize strong returns over the course of our 5-10-year hold period.
We rent our properties to high-credit tenants on an absolute triple net (NNN) lease structure. Under a NNN lease, the tenant is responsible for paying the costs of insurance, taxes, and maintenance (including the roof and structure). This allows for significant ownership cost savings and operational streamlining.
We self-manage our properties. As market-leading brokers and active investors, we are connected to a wide range of trusted vendors and service providers, giving us the opportunity to keep existing service relationships in place, or identify cost-saving opportunities at each property.
Our portfolio includes 24 properties across five states, with management offices in California, Florida, Tennessee, and Texas
